This is a land record website of the state and is also known as Maharashtra Bhumi Abhilekh that provides 8A and 7/12 extracts online to citizens. Property owners can also download the digitally signed property cards and 7/12 and 8A extracts from digitalsatbara.mahabhumi.gov.in which can be used for legal verification.

What is the 7/12 Satbara Utara extract?

Every district in Maharashtra has a land register that has all the details of the lands present in that district. The 7/12 extract is from a land register and gives complete details of a plot. This extract is issued through the tahsildar by the revenue department and contains details like ownership of the plot, date of the ownership, survey number detail, liabilities of the plot, and occupancy. The number 7 represents Form VII and consists of details of the owners and their rights, whereas, the number 12 represents Form XII that consists of details of the agricultural qualities (crops and the area covered by the crops) of the land.

The 7/12 extract is only a record to ascertain the revenue liability and not a conclusive document to prove any ownership. On the basis of a 7/12 extract, the title of the property can’t be transferred.
