Things to see before taking possession of your property

Buying a house has always been a dream for most people because it gives you a sense of security. However, the feeling you get when you take possession of your dream home is something you can’t explain. However, you must remain cautious. In some cases, you may be deceived by the builder/ seller concerned. They may have promised a wide range of amenities, features, etc. at the beginning of construction. However, by the time they hand over the unit to you, you’ll notice some unfulfilled promises. These promises can range from illegal property, poor construction quality, or not providing the amenities that were promised in the project. The buyer feels cheated, so it’s best that you do a thorough inspection of the property you’re about to take possession of.

Things to look out for within the project/unit 

Amenities– When you book with a builder, you expect them to provide a wide range of amenities, including a swimming pool, a clubhouse, and a gym. However, some of these amenities may be delayed or not available at the time of purchase. If this is the case, make sure these amenities are included in the contract at a later date.

• Check the lifts and common areas: If there are lifts, make sure they’re working, especially if your unit’s height is high. You’ll also want to make sure the common areas are properly lit and have the promised floors and tiling inside. 

• Check the features and fittings: When you take possession of the unit, you’ll want to make sure that you’re getting the features and features that you were promised when you booked the unit. This includes things like electrical switchboards, door knobs, and bathroom fittings. You also need to make sure that the builder is offering the same or similar brand.

• Wall Paint: Before purchasing your dream home, you need to check the wall paint. Double-coat paint should be applied in all rooms and there should be no visible patches. In addition, check the window and balcony grill paint and make sure the exterior painting is done to perfection.

• Doors and Windows: You need to do a thorough check at the time of purchase. Make sure your apartment has all doors and windows in the designated areas as per your plan. Verify the quality of doors and windows as per the contract. If you have a net mesh in your windows, make sure it has been installed correctly. Make sure both doors and windows open and close smoothly and have proper latching. 

• Check for crack: This is one of the biggest issues you’ll see during the possession process. You’ll want to pay close attention to the cracks in your foundation, ceilings, and walls. Cracks in the walls are a sign that the structure is shifting due to settling, soil growth, etc. Make sure to check for cracks along the walls, particularly along the electrical outlets. 

• Check for clogged drains: This is another important thing you’ll need to do before taking possession. Clogged drains are among the most common problems you’ll face when moving into a new home. Make sure that all drains in your balcony, bathroom, kitchen, and utility are functioning and not blocked.

• Check for leaks: In addition to making sure the bathroom fittings are up to code, it’s important to check that all the taps and bathroom fixtures are in good working order. Make sure there are no leaks when opening or closing the taps. Make sure the kitchen sink is installed correctly and that the water isn’t dripping down below it. If you notice any leaks in the bathroom or kitchen, these can be easily fixed now rather than later. 

• Get all the keys: Make sure you get all the keys. If you buy the property from the builder, most maintenance agencies have a set of keys that you should get at the time of purchase.

• Check Switches and Plug Points: Make sure that all sockets, plugs, and bulb holders are plugged into the main power supply. Make sure that the main fuse in your home is controlling the entire current supply. If you have an inverter, make sure that the supply shifts to the inverter when the main switch is turned off. Make sure that all the switches and plug-points are working. Make sure that you have received the extra electrical sockets and switches that you requested. Also, make sure that the miniature circuit breaker is in good condition.
