Pune has been patiently waiting for a new international airport while relying only on the infrastructure of the Lohegaon Airforce Station of the Indian Air Force. This Greenfield problem, however, is being held up by a variety of website online certifications and outstanding approvals. The airport, which is slated to be built close to Saswad and Jejuri in Pune’s Puranadar Taluka, might span 2,400 hectares and be owned by the City and Industrial Development Corporation. The management and operation of the Purandar Airport may fall under the purview of the Maharashtra Airport Development Company.

The Lohegaon Airforce Station is an enclosed and constrained international airport, hence the range of international flights is significantly less compared to the needs of the population inside the city. Additionally, there is just one terminal, which has frequently been cited as the cause of several flight cancellations and delays. Because of this, the Airport Authority of India (AAI) and State officials simultaneously recognized the need for a dedicated international airport and recommended the construction of a new airport in Purandar.

The planned international airport, known as Chhatrapati Sambhaji Raje International Airport, was approved by Maharashtra’s then-chief minister in 2016 and is expected to cost over Rs 14,000 crore to build. The new airport, which will be around 45 kilometers from the city, will cover an area of about 2,400 hectares. Of this, around 1,300 hectares may be held with the help of the State. Seven villages in the Purandar tehsil would be reached by the airport: Pargaon, Memane, Rajewadi, Waghapur, Ambodi, Pisarve, Rajodi, and Jejuri.

The challenge may be handled as a Special Purpose Vehicle (SPV) under the Public-Private Partnership (PPP) model, with the City and Industrial Development Corporation of Maharashtra (CIDCO) claiming 51 percent ownership. Of the remaining share, MADC may have 19 percent while the Maharashtra Industrial Development Corporation (MIDC) and the Pune Metropolitan Region Development Authority may each receive 30 percent (PMRDA).

In terms of connectivity, National Highways (NH) 4 and 17 are only a couple of the major thoroughfares that may be used to access the project website online. A path linking Bhosari and the brand-new airport has also been suggested for the Pune Metro. Even better, the area may be reached via the Rajewadi Railway Station. The cargo terminal is expected to improve communication between Pune, Kolhapur, Satara, Sangli, and Ahmednagar. This would likely attract several industries to the area and provide enough job possibilities. Residential demand in the nearby communities of Bibwewadi, Saswad, Dhanori, and Bhosale Nagar is also likely to rise, driving up prices.

The new airport, albeit still in its early stages of development, can potentially prove to be a profitable investment because land parcels in the surrounding areas are now available at reasonable prices.

With a new international airport on the horizon, Pune may potentially prove to be a strong performer in the State’s real estate market. However, the challenge’s internal obstacles make it more likely that it will take longer than expected to finish and produce fantastic results.
