All about Delhi-Gurgaon Expressway

The Delhi-Gurgaon expressway, which was expected to improve connection between the two cities, has proven to be a real estate windfall, increasing investment opportunities in the region. The 28-kilometer-long route connects Dhaula Kuan in Delhi to the suburbs of Gurgaon. We discuss one of North India’s busiest routes and its real estate implications.

Overview of the Delhi-Gurgaon Expressway

The Delhi-Gurgaon Expressway, a 28-kilometer-long stretch of National Highway (NH) 8, is a six-to-eight lane expressway that was built a decade ago in the hopes of improving Gurgaon’s access to Delhi and boosting real estate boom in the emerging regions of South Gurgaon. The construction has benefited the southern micro-markets of Gurgaon and Manesar, resulting in a tremendous real estate boom. The expressway runs from Dhaula Kuan in Delhi to Manesar outside of Gurgaon.

The Delhi-Gurgaon Highway: Project Specifications

The initial idea for an expressway between Delhi and Gurgaon was devised in the late 1990s. The highway was planned by the Ministry of Road and Transport in 2001 as part of the Golden Quadrilateral project to alleviate traffic movements on this congested route.

The road project, initially began in June 2003 but was repeatedly rescheduled owing to land acquisition concerns and compensation for damaged structures, was ultimately completed on January 23, 2008. This was the country’s first Build Operate Transfer (BOT) road project, given to the National Highway Authority of India (NHAI) on the basis of upfront money by the contractor. As a result, no government capital grant was necessary. The contracting authority proposed about Rs 61 crore to NHAI for the project, forecasting considerable traffic activity on the route.

The present four-lane portion of the National Highway-8 between Gurgaon and Delhi (27.7 km) was to be renovated, according to the proposals. The route had roughly 20 junctions and was congested with vehicles, leading in accidents, air pollution, and fuel waste. The new highway was to be a 6-8 lane access-controlled road constructed using current methods. 

Effects of Delhi-Gurgaon Highway On Mobility And The Real Estate Market

The Dwarka Expressway, which is currently under construction, would run concurrently to the Delhi-Gurgaon Expressway and provide an additional link for commuters travelling via Gurgaon and Delhi. This road’s construction is projected to dramatically reduce traffic on the congested freeway.

It has quickly become a popular area with numerous employment prospects, increasing demand for residences along the freeway. In addition to Gurgaon, the city’s newly created micro-markets, such as New Gurgaon, South Gurgaon, and Dwarka Expressway (Northern Peripheral Road), are fast increasing. We predict that the Dwarka Expressway, that is nearing completion, would also significantly boost real estate in the adjacent neighbourhoods. The highway, billed as the NCR’s next development corridor, is said to offer huge real estate potential, akin to the Delhi-Gurgaon Expressway. When finished, this road would bring major respite to commuters and relieve congestion on the Delhi-Gurgaon Expressway, which is now plagued by traffic problems and infrastructure issues. Furthermore, because of its closeness to the Delhi-Gurgaon Expressway, the Dwarka Expressway would increase the value of homes in and around the Gurgaon market.”

Who is building the Delhi-Gurgaon Highway project?

The concessionaire of the expressway is Millennium City Expressways Private Limited (MCEPL). In 2014, it took over as project manager from the Delhi Gurgaon Super Connectivity Limited (DGSCL).

The highway began with nine flyovers, three toll plazas, two foot-over bridges, and four underpasses. Nevertheless, a few changes in style and function have changed these figures throughout time. The freeway currently contains 11 flyovers and crossings. There are also four toll collecting locations, one of which being a 32-lane toll plaza on the Delhi-Haryana border. The toll plaza is Asia’s largest.
