Bullet train in Noida and Greater Noida to boost property demand!

Projects that were launched during the last several years seem to benefit real estate in Noida and Greater Noida. In addition to its already excellent road connection, which was recently enhanced by the recent launch of the new airport in Jewar, the area is again at the forefront of future rail connectivity.

Recent meetings have taken place between the National High-Speed Rail Corporation Limited (NHSRCL) and the Gautam Budh Nagar administration to address issues related to the acquisition of land for the two stations in the district. Both a Noida sector 144 station and a Noida airport terminal station will appear in Noida Sector 144.

Delhi-Varanasi high-speed rail route

On October 29, 2020, the project report for the Delhi-Varanasi High-Speed Rail Corridor had already been submitted to the Ministry of Railways. DVHSR Corridor will link Delhi, Mathura, Agra, Etawah, Lucknow, Raebareli, Prayagraj, Bhadohi, Varanasi, and Ayodhya.

This 800-kilometre route, which runs from Delhi to Varanasi, would link to Ayodhya as well. This HSR line will link the airport at Jewar, which is under construction, with other international airports nearby.

The Real Estate boom

Recently, a rise in demand for larger houses has been seen in both Greater Noida and Noida. Residential demand still accounted for 65% of total demand in the market.

Samantha Bebber, executive director of Trehan Iris, says, “With the new Delhi-Varanasi Bullet Train Project, a number of economic and infrastructure opportunities will be open to the residents of Delhi and the surrounding areas in the NCR, and it will have a significant effect on the future of real estate development because this plan will provide the easy and quick connection between Delhi Airport, Varanasi, and all of the important pilgrimage sites.

What will be the impact of this on Real Estate? 

Now, looking at the long-term effect, Deepak Kapoor, director of Gulshan Group, says, “The immediate impact would be seen in projects and locations in the areas surrounding the Bullet Train stations at Sector 144 and Jewar.”

This would lead to an increase in demand, and this would result in an increase in value in the projects adjacent to the planned stations. If this connection or infrastructure is introduced in similar ways to previous announcements, we can surely anticipate an increase in price. Jewar Airport and Film City will also help foster appreciation of other projects. Many of the world-class projects in Sector 144 are currently underway, while others are ready for possession.
