Everything you’ve always wanted to know about the Pimpri Chinchwad Municipal Corporation (PCMC)

Here’s everything you need to understand about the PCMC-affected housing market.

The Maharashtra government had to concentrate upon constructing various outlying districts to increase capacity due to a huge expansion inside the population of Pune, a countrywide academic centre known as “India’s Detroit.” That attempt has resulted in the wonderful ascent of the Pimpri Chinchwad area, which has emerged as one of Maharashtra’s major property markets in the last decade.

This locality, that was previously classified as a ‘C-class’ site, has since been elevated to a ‘A-class’ location owing to the efforts of the Pimpri Chinchwad Municipal Corporation (PCMC).

Geography of Pimpri Chinchwad

The Pimpri Chinchwad area has an area of 181 square kilometres and is about 150 kilometres from India’s financial hub Mumbai and over 15 kilometres from Pune’s city centre.

The Pimpri Chinchwad Municipal Corporation, that was founded on October 11, 1982, to assure programmes and projects development of this area, is located near the north-west side of Pune city.

The PCMC area, which is billed as one of Asia’s largest industrial centres, is made up of various minor towns, including Pimpri, Chakan, Chinchwad, Nigdi, Hinjewadi, Akurdi, Rawat, Bhosari, Punawale, and Sangav.

The PCMC housing market, which now houses over 20 lakh people, is expected to grow significantly by 2025, when major infrastructural developments are expected to be completed, boosting the area’s connection net.

Connectivity in Pimpri Chinchwad

Road: Having access to the city of Pune through the old Mumbai-Pune route, the PCMC region could be reached in under half an hour. The projected Pune Outer Circle Highway is anticipated to alleviate traffic congestion between Pune and the Pimpri-Chinchwad district, while the Panvel-Chakan state highway would increase communication between the two nodes.

Railway: The Pimpri railway station, the Chinchwad railway station, and the Akurdi railway station provide rail connectivity to the area. The Pimpri-Chinchwad region is also served by the Pune-Lonavala suburban line.

Air: Whereas the Pune Airport now serves the PCMC region, when the planned Chakan airport opens, air travel from here will become more convenient.

Metro: Plans are in the works to link the PCMC region to the metro system. Metro lines connecting Pimpri Chinchwad and Swargate, as well as Vanaz and Ramwadi, are now being built and could be completed by 2022.

Housing market in Pimpri Chinchwad

Although the PCMC region rose to popularity as an industrial powerhouse, it recently become a popular home buying destination due to the low cost of living it provided to homeowners.

The fact that the neighbourhood was significantly less congested than Pune’s densely populated major areas prompted some groups of homebuyers to invest in PCMC property in order to enjoy quiet time and vast communal spaces.

In fact, the PCMC narrative has been a commercial and a residential success storey, owing to the planned development, which is something that Mumbai and Pune lack.

Housing demand drivers at PCMC

The existence of industrial regions like as the Pimpri MIDC and the Chakan MIDC, as well as various IT parks, has aided in increasing housing demand in the PCMC localities—note that the PCMC region now has 2,969 industrial units in operation. This tendency is aided by the presence of several educational institutions in the area.

Currently, property investment activity in PCMC regions is brisk, with demand for property being driven by the vast number of people employed inside the area’s IT and car industries. Several township developments have indeed been launched in various locations of the PCMC in order to meet an increasing number of residents. The PCMC region’s property demand is mostly driven by the inexpensive housing market.

The PCMC sector, perhaps Pune’s fastest-growing node, continues to grow because to its advantageous location and land availability, as well as recent infrastructure projects and affordability.

Its PCMC region’s growth prospects are also viewed to be aided by the region’s ever-improving social infrastructure, since the area is home to a large number of reputable educational establishments, hospitals, retail centres, and nightclubs, the amount of which has been steadily increasing.
