Height Restrictions by AAI near Juhu Airport, Mumbai
Because of the presence of radars for civil and commercial aircraft, the Airports Authority of India (AAI) has begun enforcing new building top rules in Juhu and Dahisar.
This has resulted in a reduction in the maximum allowable building height, which is hurting the rehabilitation of dwellings and new ventures in certain areas. The permitted building heights for plots within a 1-kilometer radius of the High-Frequency transmitter radar in Juhu and within 3-four kilometers of the High-Frequency receiver radar in Dahisar have been substantially reduced. According to assets marketplace sources, between 300 and 400 projects in those locations would be affected, according to a ballpark estimate.
To see the impact from a layman’s perspective, consider the allowable building top granted by AAI to two adjacent society redevelopment efforts in D. N. Nagar, Juhu.Around Juhu, around 50-60 reconstruction projects of residences older than 35 years are stalled due to the DGCA authority’s unreasonable action. DGCA had granted a NOC with a full 53-meter top to a structure directly across from the transmitter but is now rejecting it to Mhada dwellings on the opposite side of the road, where we live. The majority of programs in such areas are MHADA colony redevelopment and slum rehabilitation, both of which require additional incentive ground area index (FSI) to be viable. The FSI specifies how a large deal can be built on a site.
The color-coded Zonal Map for Mumbai & Navi Mumbai airport has been discontinued due to the non-finalization of Nav-Aids locations at Navi Mumbai airport. All projects in Dahisar must now get legal NOCs before they can begin construction. Several societies and their architects have addressed their local political authorities to press for a resolution, fearing a loss of hobby from builders who want to rehabilitate old and decaying homes in certain areas. The concern has been raised with the civil aviation ministry, according to real estate developer organizations. Before the ministry of civil aviation, Kunal Chheda represented other institutions such as CREDAI, MCHI, NAREDCO, and PEATA.
Since the radars were refurbished and activated recently, the government has been carefully reviewing the ebook. If a positive height has already been approved for building, no further activity on the surrounding site can be limited. In a notice released last year, the civil aviation ministry provided concessions. Task height limitations have been limited to a radius of two kilometers from the airport, with a target of 20 kilometers. This came as a result of real estate industry opposition to the 20-kilometer restriction. It noted that the rule of thumb was a mistake since, before the 2015 warning, the peak limit radius was restricted to a radius of 2 kilometers across the airport.
