Kolkata’s Next Big Thing: The Six-Lane Elevated Motorway!
The four-lane, 16-kilometer-long Belghoria Expressway is located in Kolkata’s northern suburbs. North Dumdum Municipality, Baranagar Municipality, and Howrah Municipal Corporation maintain the highway, which has been in service since 2008. It is an important arterial route that connects NH 16 and NH 19 in Rajchandrapur to Dakshineswar and subsequently to NH 12 at Kolkata International Airport. Although the state is short on funding to build a six-lane elevator connecting the Belghoria Expressway and the Kalyani Expressway, the recent grant of funds by the Government may provide some relief to travellers.

Belghoria Expressway is located in Kolkata’s northern suburbs, near Dum Dum, Baranagar, Rajbari, Bally, Bediapara, Gopalpur, and Mandalpara. The Noapara Metro Station is approximately 6 kilometres from the motorway through PWD Road. Within a 6-kilometer radius lies the Netaji Subhash Chandra Bose International Airport, formerly known as Dum Dum Airport. PWD Road connects the highway to the Belgharia Train Station (6 kilometres). The expressway connects these localities. It is interesting to note that internal data reveals an uptick in the housing prices of most of these localities in recent times. While it could be a result of other developments as well, Belghoria Expressway is one common factor that might have contributed to the growth. For example, Rajbari has seen a price appreciation of over 10 percent in just one year and Bally has witnessed property prices appreciate by an average of almost 15 percent in the same period.
Experts believe that the rentals, rental yield, and property prices may further go up for these and the connected locales.
Employment centres around the Belghoria Expressway
The Belghoria Expressway has cut commuting time and made various job centres easily accessible, which was not the case prior to its opening. Many notable enterprises, including Tech Mahindra, Tata Consultancy Services (TCS), and Capgemini, are located in Sector V, Salt Lake City (14 km), and New Town (20 km).
Some disadvantages of civic issues
Whereas the Belghoria Expressway is viewed as a key growth generator for Kolkata, it has produced certain civic concerns for the general public. The highway connects many sections of Kolkata, but it has momentarily become a disaster for drivers. The 8-kilometer stretch of road between Dakshineswar and Jessore is littered with potholes and craters. Huge potholes can also be found on the expressway’s approach road. During the rain, potholes fill with water, exacerbating the issue. Motorists are compelled to maneuver over them as a result.
The National Highways Authority of India (NHAI), which manages the Belghoria Expressway, has acknowledged that it is in poor condition due to potholes. “We are intending to employ an IIT to undertake a research and establish the reason for such sinking of the soil. “We just fortified the soil, but it hasn’t helped,” NHAI’s chief general manager RP Singh told Telegraph.
Effects on the real estate along the Belghoria Expressway
Kolkata’s well-known neighbourhoods include Dum Dum, Baranagar, Rajbari, Bally, Bediapara, Gopalpur, and Mandalpara. These towns are linked by the motorway. It is worth noting that 99acres of data shows that most of these regions’ house prices have recently increased. While other projects may have contributed to the rise, the Belghoria Expressway is one common aspect that may have contributed to it. For example, Rajbari has experienced a price increase of more than 10% in only one year, while Bally has seen an average price increase of about 15% in the same time period.
Analysts think that rentals, rental yields, and property prices in these and nearby areas will rise significantly.
