“Stable power supply,” “nearby markets and reputable schools,” and “safety and security” all contributed to the good ranking. Though traffic congestion remains a concern, it will most likely be alleviated if the Dahisar Toll Plaza is relocated to Mira Road.

Powai

Powai is around seven kilometres from the manufacturing and logistical hub of Andheri East, and approximately two kilometres from the Indian Institute of Technology (IIT) Bombay. Two-bedroom flats here account for roughly 44 percent of the housing supply, are priced at Rs 23,500 per sq ft, and have monthly rents of over Rs 52,000. Metro access through Saki Naka Station (approximately four kilometres), Kanjurmarg Railway Station, and the international airport are all within six kilometres. According to Izhar Sayyed, Owner of City Homes Realtors, “a 2 BHK apartment of 700-750 sq ft is the favoured and successful design in Powai from an investment standpoint.”

The area’s infrastructure development, wide areas, and affluent population aid in speedy transactions. A new or resale 2 BHK property takes roughly 30 days to sell, whereas a rental agreement of the same design takes about 15 days.”

East Kandivali

Kandivali East is a mid-segment area 8-13 km away from the established locales of Andheri, Borivali, Malad, and Goregaon, with a 50 percent share of 2 BHK inventory. The buying price is roughly Rs 18,600 per sq ft, and 2 BHK flats are available for around Rs 32,000 per month.
