LIG flats – A comprehensive explanation

What are LIG flats, exactly? – Low Income Group flats are the long version of LIG flats. Such apartments are aimed at the economically independent but mainly ordinary middle-class. The annual family income should be in the range of INR 3 lakh to INR 6 lakh.

LIG flats have a floor space of little more than 60 square metres (645 square feet) and are outfitted with essential utilities such as electricity and water, as well as conveyance. Unlike EWS flats, LIG flats are a genuine 1 BHK with a balcony, rather than a single multi-purpose room adjacent to a bathroom.

LIG flat specifications

Simply explained, LIG flats are 1BHK flats, meaning they have one bedroom, one general hall, and one kitchen. Despite their modest size, the flats are usually well ventilated. In some circumstances, there may even be two toilets, however, this is uncommon. The bedroom includes two large windows and a mini-balcony for ventilation.

The balcony is roughly 4-5 square metres in size (44 square feet to 53.75 square feet). The average size of a bedroom is 10 square metres (107.5 square feet), whereas the average size of a kitchen is 5 square metres (53.75 square feet).

LIG flats are available through government programmes

Governments among all major states in India have established numerous housing plans to aid the financially underprivileged portion of society, as demand for LIG homes grows in tandem with India’s growing population. A collection of the most prominent designs is shown below, out of the many available:

  • Pradhan Mantri Awas Yojana (PMAY) – The Pradhan Mantri Awas Yojana (PMAY) was launched in 2015 to provide over 2 lakh “pucca” dwellings to the country’s poorest citizens by 2024.

The urban poor will benefit from the Pradhan Mantri Awas Yojana (Urban) (PMAY-U), while the rural poor would benefit from the Pradhan Mantri Awas Yojana (Gramin) (PMAY-G and also PMAY-R).

  • Rajiv Awas Yojna – This project was launched by the Indian government in 2013-2014 with the hope of creating India slum-free by 2022. The Indian government’s Ministry of Housing and Urban Poverty Alleviation suggested this project, which would benefit one million people.

Thousands of LIG and EWS flats ranging in size from 21 to 40 square metres (226 to 430 square feet) are being built under this project.

  • Nijashree Housing scheme – This plan, which was started by the West Bengal Housing Board, intends to deliver inexpensive LIG and MIG flats to the relevant income categories and alleviate housing issues for the general public. The government wants to build a ‘basha’ (home) for everyone.

Every block of 16 flats would be constructed under the Nijashree programme, with LIG flats or 1BHK flats covering 35.15 square metres (378 square ft) and MIG flats or 2BHK flats covering 51 square metres (559 square ft). Every one of the units will be distributed through a lottery in each district/subdivision, removing any allegation of collusion or manipulation.

DDA LIG flats scheme – The DDA LIG apartments initiative is a project-based in Siraspur that intends to develop 140 well-placed and ventilated LIG flats spread across 5 storeys with a great floor design and good sanitary norms. It was begun by the DDA (Delhi Development Authority).

If you’re searching for a 1BHK LIG flat and you’re in the LIG segment of society, things are on the up because the variety of possibilities is continuously expanding. To register for one of these programmes, go to their official site, fill out an application, and upload it after paying the application cost.
