Mumbai Metro Line 4 is expected to increase Thane real estate.

The proposed metro route between Mumbai and Thane is intended to improve accessibility and spur development of neighbourhood areas in the latter location, hence boosting the residential housing market.

Thane, located on Mumbai’s northern outskirts, has thrived due to its proximity to the city and relative affordability. The Maharashtra government has proposed many transportation infrastructure projects to improve connectivity between the two cities. The metro project is one of the most important of these. The State government announced the construction of Line 4 of the Mumbai metro to connect the city with neighbouring Thane, thereby expanding the metro route in the Mumbai Metropolitan Region (MMR). The 32-kilometer metro line (Wadala, Ghatkopar, Teen Hatha Naka, and Kasarvadavali) is expected to cost Rs 14,600 crore. According to press reports, the railway will include 32 stops and is projected to be finished by 2022.

Property experts believe that this project would improve Thane’s infrastructure and give greater connection. The Mumbai Metropolitan Region Development Authority (MMRDA) would also expand the line from Kasarvadavali to Gaimukh Gaon. This transportation is intended to boost Thane’s rental and residential markets. Residential projects and communities within a one-kilometer radius of the proposed stations would benefit the most.

Benefits anticipate

The 32-kilometer Mumbai Metro Line 4 extension will cover 27 kilometres underground and 5 kilometres elevated. Once completed, it is expected that 12 lakh people would benefit from a pleasant, quick, and air-conditioned travel by 2022. Furthermore, it would help inhabitants of Bandra Kurla Complex (BKC) and Andheri who go to Thane. Commuting to Thane (by car and train) is now time-consuming and inconvenient.

The distance between Wadala and Kasarvadavali would be covered in 64 minutes once this metro route is operational. The construction of the metro line would alleviate traffic congestion in the city and reduce the number of private automobiles on the roadways. In addition to the metro, Owale in Kasarvadavali and Ghatkopar have proposed two car-depots spanning 30 and 16 hectares, respectively.
