The Locality Overview: Ulwe Vs Panvel

In Navi Mumbai, Ulwe and Panvel are the two most popular areas that draw large investments in property. These locations, which are under CIDCO management, offer several facilities that support a comfortable lifestyle. The question that matters is which of the two is best for domestic purchases.

The Navi Mumbai International Airport, Navi Mumbai Metro Lines I, II, and III, and the Mumbai-Trans Harbour Link are all considered to be among the best places to live. Navi Mumbai is a well-planned town inside the Mumbai Metropolitan Region (MMR) that has been experiencing consistent traction from real estate buyers. The increased real estate investment in Navi Mumbai has also been facilitated by the influx of multiple reputable builders and the relative affordability of stock delivery in comparison to Mumbai.

While the town has several nodes that are rapidly developing, Ulwe and Panvel in the southwest of the town caught the attention of homebuyers during the past four to five years for several reasons. Each of the areas is ideally located near the upcoming international airport and offers a variety of housing options. However, it’s crucial to understand which locale ranks higher in terms of capital returns before investing in any of the micro markets.

Ulwe

Ulwe in Navi Mumbai, which primarily consists of residential apartments, is a developing area that has benefited from being close to high-end micro markets like Seawoods and Nerul and the Central Business District (CBD) of Belapur. Raheja Arcade, International Infotech Park, Haware Fantasia Business Park, and the Navi Mumbai SEZ, which is 4 km away, are a few further job centers near Ulwe.

The Nerul-Uran Railway Line of the Mumbai Suburban Railway, JNPT Road, and Palm Beach Road provides excellent access to Mumbai as well. Additionally, the closeness to the still-operating Mumbai-Trans Harbour Link may offer smooth communication between Mumbai and Navi Mumbai.

Panvel

Panvel, which is divided into Panvel East, Panvel West, Khanda Colony, Adai, and the area along the Mumbai-Pune Expressway, is a neighborhood in the Raigarh District. The Mumbai-Pune Highway (26 km), NH-48 (2 km), and NH-66 connect the area (four Km). Panvel Junction, a vital transportation hub for daily commuters, provides a train link from Panvel to the Mumbai Metropolitan Region (MMR). It takes 20 minutes to go to the new Navi Mumbai International Airport and 50 minutes to get to the Mumbai-Trans Harbour Link, respectively.

Panvel has cooperative housing societies and condominium projects in terms of residential stock. It is a suitable domestic-shopping destination for everyone thanks to a good combination of underproduction and furnished homes.

Ulwe and Panvel are both low-cost residential areas, with more than 50% of the stock being priced. The most common layouts in such areas are 1 BHK and 2 BHK apartments, which make up more than 80% of the total supply of residential housing. Multi-story apartments make up more than 90% of the available stock in each locality.
